Social Agencies does construction website design for general contractors, remodelers and home builders across the United States. Your finished projects lead, your license, bond and insurance are shown, and the inquiry form asks about the project before you drive out. Every inquiry is yours alone, and quoting software gets the estimate out the day of the site visit.

Sound familiar?

Where construction work and profit leak away

Six things contractors and remodelers tell us on the first call.

  • Leads four other contractors also got

Many lead services sell one inquiry to several companies. By the time you call, the homeowner has had three calls and stopped answering.

  • Paying for the fly-by-night's reputation

Homeowners have heard of contractors who take a deposit and vanish. An honest contractor with no visible track record gets the same suspicion.

  • Your best work is invisible

The kitchens, additions and homes you are proudest of live in your camera roll, where no homeowner deciding who to trust ever sees them.

  • Driving out to bid for tire kickers

An inquiry with no budget, no photos and no timeline still costs you a trip, an hour on site and an evening writing an estimate that goes nowhere.

  • Estimates written at 11 p.m.

The site visit is in the day. The estimate is typed up at night, checked against supplier prices and sent days later, while the client talks to someone faster.

  • Change orders agreed with a nod

A small change on site gets done, and pricing it later becomes an argument. The profit on a job leaks out one favor at a time.

Project galleries

How do homeowners decide which contractor to trust?

They look for finished homes. Homeowners are told to hire a licensed contractor with completed work and references, so the contractor who shows real projects removes the fear before the first meeting.

Social Agencies gives every finished job its own page, grouped by type, with your own photos. Stock photos of other people's houses never appear on a contractor's site.

  • New homes, additions, remodels and commercial, each grouped
  • Before and after photos that tell the story of the job
  • References from past clients who agreed to be contacted

Manna Homes: one remodeling website carrying two brands, residential and commercial.

Social Agencies is building Manna Homes, a home remodeling company, a site where each brand speaks to its own buyer. It is in build, and no results are claimed for it yet.

What you get

What does Social Agencies build for a contractor?

Three parts, built by one team to work together. Start with the one that hurts most, or take all three.

  1. Part 1

    The contractor website

A hand-coded site that proves you finish what you start, before the first meeting.

    • A page for every finished project, grouped by type
    • Your license number, bond and insurance, stated plainly
    • An inquiry form that asks about the project before the site visit
    • Separate paths for residential and commercial work
  2. Part 2

    The quoting and invoicing software

Estimating and invoicing set up around the way you already work, on the phone you carry to site.

    • The estimate sent the day of the site visit
    • Change orders priced and accepted in writing
    • Each draw invoiced the day the stage is finished
    • Unpaid invoices on one list
  3. Part 3

The leads (Facebook ads and Google Maps)

Inquiries from people who have seen your work, never shared with other contractors.

    • Facebook and Instagram ads built from your finished projects
    • Google Business Profile set up and kept active
    • Aimed at the areas you want to build in
    • Your ad budget paid directly to Meta

One team. One system. One monthly partner. Built, run and improved by Social Agencies.

After the site visit

The estimate goes out the same day as the site visit

The quoting software Social Agencies sets up builds a branded estimate on your phone before you leave the driveway.

A change order becomes its own written quote the client accepts before the work is done, and each stage is invoiced the day it is finished, so the cash gap is not yours to carry.

  • Estimates sent from site, not typed at night
  • Change orders priced and accepted in writing
  • Unpaid invoices on one list

Our own software

BlitzBooks: our own quoting and invoicing app for trades, live and in daily use.

Social Agencies built and runs BlitzBooks. Quotes, invoices, job cards, a scheduler and expenses in one app, on the phone you carry to site. It is why we know how a contractor quotes.

Shared leads

Are shared leads worth it for a contractor?

An inquiry from your own website or ads comes from someone who chose your company and has seen your work.

Why us

Why do contractors choose Social Agencies?

  1. 01

Licensed, bonded and insured, stated plainly

Your license number, bond and insurance are shown where homeowners and commercial clients look, and only what is true. Some states require the license number on your advertising.

  2. 02

    Permits explained

Building, remodeling or adding on usually needs a permit and inspections from the local building department. Your site explains how you handle them, answering one of the homeowner's biggest worries.

  3. 03

    Galleries that prove the work

Every finished project gets its own page with your own photos, grouped by type, so the right client sees the kind of job they are planning.

  4. 04

    No shared leads

Social Agencies builds your own channels: your site, your Google Business Profile and Facebook and Instagram ads built from real finished jobs. Every inquiry goes to you alone.

  5. 05

Change orders priced before they are built

The quoting software turns a change on site into a written quote the client accepts first, so it lands on the next invoice as a signed number, not a favor.

The machine

From a finished project on Facebook to a paid invoice

Social Agencies runs the four steps as one system, so the inquiry you drive out for is one worth bidding.

  1. 1

    The ad

Facebook and Instagram ads show your finished projects to homeowners in the areas you build.

  2. 2

    The inquiry

The form asks about the project first, so you know what you are driving out to.

  3. 3

    The estimate

The estimate is built on your phone and sent the same day as the site visit.

  4. 4

    The draw invoice

Each stage is invoiced when it is finished, with signed change orders on the same bill.

No surprises

What you can count on

  • A fixed quote in writing first

Social Agencies gives you a fixed price in writing after a short call. Nothing is built, and nothing is paid, before you have agreed to it.

  • You own it all

Your domain, your website, your project gallery and every inquiry are in your company's name from day one. If you ever leave, you keep everything.

  • Clear terms, no surprises

The monthly terms, including notice, are written into a short agreement you see before anything starts. No hidden exit fees, and you keep everything you own if you leave.

  • Your ad budget goes straight to Meta

Ad spend is paid directly to Meta on your company's own card. It never passes through us, so you always see exactly what was spent.

The Social Agencies method

How does working with Social Agencies work?

  1. 01

    Discover

A short call about your business, where inquiries come from today and where they get lost.

  2. 02

    Plan and quote

A written plan and a fixed, itemized quote. Nothing starts until you agree to it.

  3. 03

    Build

You get a live preview link from early on and watch it take shape, instead of waiting for a reveal.

  4. 04

    Launch and grow

It goes live on accounts in your name, then we host, support and keep improving it every month.

Frequently asked questions

Should my contractor license number be on my website?

Yes. Homeowners are told to check a contractor's license before hiring, and some states require the number on advertising. In Oregon, for example, the Construction Contractors Board's rule OAR 812-003-0120 says written and visual advertising must show the contractor's license number.

Why do homeowners ask about permits?

Because building, remodeling or adding on to a home usually needs a permit and inspections from the local building department, and unpermitted work can cause trouble when the house is sold or insured. A site that explains how you pull permits and pass inspections answers a big worry early.

Are shared leads worth it?

Usually not for a contractor who wants the right clients. When one inquiry is sold to several companies, you pay to join a race on price. Social Agencies builds channels where the inquiry is yours alone.

I do not have good photos of my projects. Is that a problem?

It is the first thing to fix. Start with what you have, and Social Agencies will tell you which photos are strong enough and what to photograph on current jobs, before and after. A contractor's site stands on real work, never stock images.

Can I see work you have done for contractors?

Yes. Manna Homes, a remodeling website carrying two brands, residential and commercial, is in build now and has its own case study. Anthony Kritzinger, director of CA Improvements Developments, reviewed his company's new website on Google. You can also see BlitzBooks, the quoting and invoicing app Social Agencies built and runs for trades.

Do you work with contractors anywhere in the United States?

Yes. Social Agencies is based in Portland, Oregon, and works with construction companies and remodelers across the United States over video calls, email and a preview link.
